Are offices getting bigger or smaller, and why?<\/span><\/b>\u00a0<\/span><\/p>\n

Let\u2019s start with the conclusion: The honest answer is that both stories are true. Some organizations are taking up more and larger offices, others are compressing. What ties the two together is a single idea that now sits at the heart of Facilities Management: rightsizing. Size follows purpose. If the purpose is clearer collaboration, better energy performance, and a stronger talent offer, then the footprint, big or small, needs to follow those requirements.\u00a0<\/span>\u00a0<\/span><\/p>\n

What does the research say?<\/span><\/b>\u00a0<\/span><\/p>\n

From our Crown Workspace 2025 survey, a few market signals stand out. Most respondents say they work in the office full-time, yet fewer prefer that model, and almost half would be encouraged by better on-site technology.\u00a0<\/span>\u00a0<\/span><\/p>\n

Facilities leaders expect to design more interactive spaces in the next three years, and about half also expect to downsize, often to support collaboration and sustainability goals. In other words, the direction is mixed, the intention is not. Offices are being reshaped to work better for people, cost and (increasingly) sustainability. We\u2019re also seeing Outside our own research; the wider market picture paints a similar picture.\u00a0<\/span>\u00a0<\/span><\/p>\n

CBRE\u2019s 2025 occupier survey reports<\/span><\/a> employers now expect about 3.2 days in the office on average, while actual attendance is close behind at 2.9 days.\u00a0<\/span>\u00a0<\/span><\/p>\n

Another, <\/span>related CBRE release<\/span><\/a> states 72 percent of companies are meeting their attendance goals, up from 61 percent last year. Worker attendance is, therefore, increasing, but hybridity is also very much here to stay. Routinely ranking among the top preferences (after salary) for employees from employers.\u00a0<\/span>\u00a0<\/span><\/p>\n

<\/h2>\n

Yet cool air is just the first. According to our 2025 global survey of 1,200 office workers<\/a>, 77% rank \u201ca quiet, individual place to focus\u201d above every other perk<\/strong>, and 91% would willingly spend more days on-site if the environment improved<\/strong>. The message to leadership is simple: if you won\u2019t fix the building, you\u2019ll keep losing the people.<\/p>\n

How are businesses responding?<\/span><\/b>\u00a0<\/span><\/p>\n

In\u00a0 two main ways. First and as you\u2019d expect, by trimming excess. <\/span>JLL (the global real estate firm) highlights a rising preference<\/span><\/a> for flexibility. What this means in practice is to de-risk long commitments (i.e. don\u2019t get locked into a 10-year lease paying for a giant office you don\u2019t need). Second, by trading up. Commercial Real Estate firm, Savills, <\/span>also observes<\/span><\/a> many occupiers taking <\/span>less but better quality space<\/span><\/i>. Crucially, they also note a shortage of \u201cgood quality offices\u201d. <\/span>Knight Frank describes<\/span><\/a> this as a \u201cflight to value\u201d, where businesses are prepared to trade floorspace for premium amenities.\u00a0<\/span>\u00a0<\/span><\/p>\n

But there\u2019s are counter currents too, as our own research shows. Space requirements are rising in some markets, and a share of companies are planning to expand, especially in buildings that help them compete for talent. <\/span>A recent Times article reports firms<\/span><\/a> that \u201cdownsized after Covid\u201d are now struggling to find the right offices as demand for space outpaces supply. In the U.K., several trackers <\/span>suggest vacancy is stabilizing<\/span><\/a> or easing in prime locations, with Central London space on the market falling in early 2025 and new build vacancy very tight.<\/span><\/p>\n
